David Dewhirst is juggling plenty of downtown projects, but that didn’t stop the high-profile developer from taking on another fixer-upper. Dewhirst recently spent $1.35 million to purchase the Daylight building, at the intersection of Union Avenue and Walnut Street, and he plans to convert the empty shell into moderately priced apartments and space for retail shops.

Lunchtime pedestrians on their way to Pete’s popular coffee shop began noticing crews working on Union Avenue’s long-vacant Daylight Building a couple of weeks ago, cleaning the outside, tearing down interior additions inside. Not long after they got started, an impertinent pedestrian hollered across to the foreman, “Why don’t you just tear that nasty old thing down?”

Soon, for pedestrians who looked closely, it didn’t seem quite so nasty. Workers appeared to be installing bright copper window trim on the plain old Daylight. But it turns out they weren’t actually installing it. It had always been there, covered with bland yellow paint. More surprises were to come.

For decades the infernal regions of Gay Street have been the subject of speculation, legend, misconception, and, for those picturing a cavernous Edwardian underworld of barber poles and hitching posts and forgotten saloons, disappointment. What’s really down there is a lot of space, most of it awkwardly arranged in rectangular chambers of assorted sizes. Much of its looks suitable for storage, the purpose most of it has served for the past 90 years.

I commented on the fact that the number of condos currently for sale downtown was essentially equal to downtown’s total number of owner-occupied homes a decade ago. Some, such as The Residences at Market Square, are actually new construction. But, for the most part, it’s the conversion of historic buildings into housing that has added tremendously to the number of residential units downtown.
